From what I gather, the two films can only encompass the events of the Hobbit, as the filmmakers don't have rights to the Silmarillion and Unfinished Tales.

I would expect that the first film ends with killing Smaug and the second handles the more complicated conflicts that lead to the Battle of Five Armies. They'll include more of Gandalf's actions in preparing for the success of the quest and its consequences. In the end, it's still Bilbo's journey.

I remember reading somewhere that there'll be some scenes showing the White Council attacking Dol Guldur (because of the presence of the Necromancer/Sauron), so yeah, it's not just going to be what's written in the Hobbit.

    I suspect it's time for a re-read.

If this is true then this is the one movie I can forgive for buying into the "two parts" gimmick/marketing ploy.

Benedict Cumberbatch (lol) is playing both Smaug and the Necromancer. Sauron is going to be in the Hobbit. On screen.
